OK, I've been through all of the posts and there looks to be several ways to remove the rails from the seats. Assuming that I'm not swapping the belt tensioner or occupancy sensor, what's the consensus on the easiest way to remove the rails?

I don't know of a consensus, but when I swapped in my M3 seats I just removed the 2 small nuts where the rail connects to the risers that connect to the rest of the seat. Sorry, no pics to make it easy to see but if you look at the seat it should make sense. Very, very easy.

Two bolts is all it takes. I'm wondering if anyone knows the torque spec for these seat rail bolts.
